REGIONAL BUSINESS DEVELOPMENT MANAGER

REPORTS TO: REGIONAL DIRECTOR OF SALES

OBJECTIVE OF ROLE

Regional Business Development Manager role are to drive growth and increase revenue for the company by identifying new business opportunities, forging strategic partnerships, and expanding the customer base. The Business Development Manager is responsible for developing and implementing sales strategies, conducting market research, and building strong relationships with key stakeholders. They aim to maximize profitability, enhance market presence, and meet or exceed sales targets. Additionally, the role involves staying updated with industry trends, analyzing competitor activities, and presenting business proposals to senior management. The goal is to drive revenue growth and cultivate strong relationships with key clients within geographic areas. You will be responsible for developing and executing sales strategies, meeting sales targets, and ensuring customer satisfaction. The goal is to expand our market presence, maximize account value, and contribute to the overall success of the organization.

DETAILED RESPONSIBILITIES/ACCOUNTABILITIES

  1. Region Management
  • Manage and nurture existing client accounts within the assigned region by developing & implementing effective sales strategies to achieve revenue targets.
  • Analyze data to identify trends and areas for improvement.
  • Develop a deep understanding of clients#39; business needs and objectives.
  • Provide regular reports on market conditions, opportunities, and threats within geographic areas.
  • Work closely with cross-functional teams, including marketing, visual merchandising, and business service to ensure cooperation.
  1. Business Development Management
    • For new Project
      • Search and identify potential sites for shopping mall/shophouse.
      • Manage all leasing functions: new lettings, renewals, rent review, surrenders, pre-terminations, negotiations, etc…
      • Prepare for investment plan to get approval from BOD.
      • Build and maintain strong relationships with tenants, agencies/ brokers/ consultants, etc…
      • Work closely with Operations and Finance teams to ensure to achieve the most efficient result and compliance.
    • For current project
      • Dealing renew contracts for all stores.
      • Receiving, coordinate with stakeholder’s requirements for maintenance and resolving 
  • Report & Market research
    • Monitor trends for competition in the market, manage market intelligence as well as conduct market research of competitors, market benchmark to formulate and implement leasing strategies which are suitable to relevant properties.
    • Make weekly work reports or other reports at the request of the Director.
  1. Other tasks
  • Implement another assigned task by Director.
  • Comply all regulations and procedures’ company.

REQUIREMENTS

  • Bachelor’s degree in Economics, Law, Business Administration or related professions
  • Minimum 15 years’ experience in the lease administration & region/wholesale with 5 years in management position
  • Knowledge about real estate market in Vietnam and Asia
  • Knowledge about retail market (prefer in shopping mall)
  • Good relationship with partners, Real Estate agency, Committee
  • Familiarity with the retail market and trends.
  • Ability to identify and address customer needs effectively.
  • Strong analytical skills, with the ability to interpret data and make informed decisions.
  • Flexibility to adapt to changing market conditions and organizational priorities.
  • Willingness to travel within the assigned region as needed.
  • Communication and negotiation skill
  • Proficient in MS office, especially MS Excel and Power Point.
  • Willing to go on a business trip abroad or to other provinces in the country.
