2. Scope of Responsibilities
2.1. Investment, Research and Development:
- Research and develop operating models for various types of shopping malls with high competitiveness, aligned with customer preferences in each stage, and ensuring high business efficiency.
- Develop the investment portfolio, with a master plan for the nationwide shopping mall system, and implement the approved development plans.
- Open new malls according to the plan, with the right tenant mix and occupancy rate as approved.
- Optimize planning, space allocation, product categories, tenant distribution, and budgets for both new and existing projects.
- Ensure leasing budgets and policies are effective and drive the achievement of business objectives.
2.2. Sales and Marketing:
- Develop business policies, plans, and action programs to achieve business targets.
- Organize, control, and evaluate leasing performance by tenant, product category, and area; develop annual leasing plans that ensure full occupancy, rental revenue, and a high proportion of quality tenants.
- Develop the tenant portfolio, maintain relationships with key and chain tenants, and achieve chain tenant development targets.
- Develop brand strategies in line with the company’s business and development orientation.
- Develop, monitor, and evaluate the effectiveness of annual marketing programs.
- Renew merchandise annually, issue DR, and ensure design visualization quality, image accuracy, and consistency with the approved concept and master layout, tenant mix, category positioning, leasing progress, and grand openings for new mall projects.
2.3. Operations Management and Service Quality:
- Establish a concise, simple, standardized QĐQC system that is easy to apply and delivers high efficiency.
- Manage budgets effectively, optimize costs, avoid waste, and successfully achieve financial targets.
- Ensure reliable SDTC; build a team of GD/TP/CVKD with market sensitivity, strong expertise, and a leasing-focused, customer service mindset; maintain a capable succession pipeline with proper training; and foster a cohesive and disciplined working environment.
- Develop customer care strategies and plans to ensure Vincom tenants form a strong, well-supported community.
- Implement CRM systems to manage tenants, daily activities of CVKD, business opportunities, and automated business management reports.
